- One large 5 bedroom family home SQM 280 in good repair, two floors, mature garden SQM 700 and garage EURO 575.000,00

- Other large 4 bedroom property/renovation opportunity SQM 250, three floors (disproportionately large bedrooms that could be split to create more rooms, previously used residentially and commercially previously) EURO 195.000,00

Two large 1600s properties that have maintained original features and period character. This sale is composed of two adjacent properties. These could potentially be joined to create an even larger property for residential or commercial use, such as accommodating guests, but they can also be sold separately.

The first property, with a surface of abourt 280 SQM, is currently a family home in good repair and the second/adjacent property of about 250 SQM offers a renovation opportunity. Both properties benefit from new traditional Tuscan clay tile roofs.

The properties were once part of the expansive papal estate of Villa Rospigliosi (comprised of the neighbouring papal palace and chapel, commissioned by Pope Clemente IX of Gian Lorenzo Bernini, designer of the Vatican's St Peter's Square and Piazza Navona's Four Rivers fountain in Rome, the wine and olive oil fattoria, etc.). The estate was historically owned by the family now offering this sale. It is said that Princess Rospigliosi built these properties in the 1600s to live separately from her brother in the neighbouring palace, with whom she did not have a good relationship. A papal crest adorns the front of the first property being offered. The original beautiful sandstone Pietra Serena used for the stairs that connect the ground floor to the first floor also adorn the exterior facade of Villa Rospigliosi. NB The properties for sale here do not include the palace, chapel, fattoria, etc.

The second property offers a renovation opportunity and requires substantial work. It has the same 1600s residential construction and had also been used commercially for a time as a local store.
The properties are situated on an incredibly quiet and infrequently used country road off a small Piazzetta at the heart of Spicchio. Spicchio itself is a hamlet idyllicly located in the Chianti region, few minutes drive from Vinci, with easy access to Florence, Montecatini Terme, Monsumanno Terme, Pistoia, Forte dei Marmi, Viareggio and Abetone. This allows for spa or shopping excursions, relaxing wine / truffle tasting, skiing, beach, sailing, etc.. The small town just below Spicchio is famous for its Brigidini, a delicacy.

Spicchio is well served by local ameneties in Lamporecchio, Larciano, Monsummano Terme, Montecatini Terme and Pistoia. All in easy reach and with large out of town shopping malls, markets and outlets in the areas in between.

Monsummano Terme and Montecatini Terme are the two important towns located near to Spicchio. 7 minutes from Montecatini Terme, Monsummano Terme is a 17th century town in an area known for thermal baths/spas and was once a centre of shoe, bag and leather production. People come here for the healing waters, especially those at the highly rated Grotta Giusti.
